OUR Custom HOME Build Process

Below is our process of pre-construction phases that Samples Designer Homes implements for our CUSTOM HOMES Division. Our team is dedicated to making the process comfortable for you. Our family-owned company is engaged in your project from start to finish. CONSULTATION

At Samples Designer Homes we offer a free project consultation. It is important to meet and discuss the specifics of your project in regards to HOUSE PLANS, scope of work, style, specifications, selections, features and price.

LAND + LOT ACQUISITION

We use our Award-Winning REAL ESTATE team to assist you in finding the perfect lot and or land. We perform a lot and or land evaluation to ensure the site is suited & perfect for your needs. To confirm that your desired project is feasible we’ll do everything from bringing in consultants such as land surveyors, soil and pool engineers, we can even fly a drone to validate the views. Our team will review city and county restrictions, municipal easements, zonings and much more.

VALUE + ENGINEERING

Early involvement allows our team to help value engineer your project, identifying where it’s worth investing more money and where a less costly option will provide the results you desire. There are many ways to come up with your concept, design and HOUSE PLANS, but no matter where you start, we can bring it to fruition. At Samples Designer Homes, we can utilize our in-house CAD architectural engineering for your specific style, layout and needs combining ideas from multiple designs and plans for a custom creation.

DESIGN + PLAN

During this phase, you will work with our design and architectural engineering team to refine and finalize your design and HOUSE PLANS. We will begin getting an account of your anticipated materials and finishes, allowances, and optional features & upgrades. As an Award-Winning NEW CONSTRUCTION HOMES Company, we have years of experience with residential design. If you would like to bring in an architect we can provide introductions, matching the best fit for your proposed style and needs regarding your HOME. Once we are retained, we will collaborate closely to create a design & plan that fits your desired function and cost parameters.

CONTRACT + FINANCING

Our team will obtain subcontractor and vendor bids & estimates based on your approved design, specifications, selections & features and confirm the budget for your HOME project. Once you are comfortable and confident with your price, design, HOUSE PLANS, specifications, selections and features, it is time to sign the contract. If you have a lender you are already working with, we can start coordinating the required paperwork for your financing. If not, we are happy to provide contact information with our referred lenders.

PROFESSIONAL + ORGANIZATION

It’s the details that separate extraordinary Custom HOME BUILDERS from ordinary construction. Our team will create a comprehensive design, specifications, selections & features handbook & digital file cataloging components of the project.

PRE + CONSTRUCTION ORIENTATION

We implement a pre-construction orientation ensuring you have a firm understanding of your HOUSE PLAN, design, specifications, selections & features, documentation, budget and overall project.

CONSTRUCTION + STARTS

During this phase our team will assist you through the phase construction schedule. You will have onsite meetings and walk-throughs with our project manager to check on progress, as well as discuss and make decisions. Our phase construction schedule system keeps the process from becoming overwhelming, and allows the project schedule to remain on track. If you ever have questions, concerns or have any issues at all, please let us know.

TRUSTED + SUBCONTRACTORS + VENDORS

Far from the typical “one man show”, we have a full-time team with an established network of trusted subcontractors & vendors. We recognize that all of our trade partners are an extension of our business, and help shape who we are. We maintain strong relationships with subcontractors & vendors who have shown expert skill and craftsmanship in their respective trade. We only work with subcontractors & vendors who share our mission of honesty, integrity, and passion. This allows our team to properly manage your project and provide the unrivaled client service you deserve.

PROJECT + MANAGEMENT

One of the many advantages of working with a company that has a full-time team of CUSTOM HOMES experts is that it’s not just “one person trying to do everything.” Once the permit is issued, our Project Manager will provide day to day project oversight, as well as oversee all aspects of scheduling & scope of work. Our office administrator will track all expenses and provide detailed monthly billings.

WHITE GLOVE + SERVICE

Our team provides a “white glove” service to our NEW CONSTRUCTION HOMES clients. We handle all aspects of HOME construction, from serving as the point of contact for all subcontractors, consultants, vendors and city/ county inspectors to resolving any issue or concern that may arise. HOME construction will be overseen by your Project Manager, who will be on site daily ensuring all work is completed to our high standards, using only the highest quality building materials and techniques.

POST CONSTRUCTION ORIENTATION + PROJECT COMPLETION

Our post construction orientation includes a detailed list of what to expect as we begin wrapping up with your Custom HOME project. Our Project Manager will perform a detailed walk-through to compile a final “punch list.” Upon completion, you will receive a comprehensive completion packet with copies of all contracts, project documents, manuals and warranties, as well as professional photography of your project.

ON GOING + SERVICES

Your relationship with Samples Designer Homes does not stop on the day of HOME completion. You’ll enjoy our warranty adopted by the Greater Atlanta HOME Builders Association, as well as all manufacturer & vendor warranties associated with your NEW CONSTRUCTION HOMES project. If down the road, you decide to make Renovations or Finish the Basement as your family grows. Maybe add a Pool & Outdoor Entertainment or if you decide to Sell Your Home capitalizing on your return on REAL ESTATE investment. You will have the confidence knowing that Samples Designer Homes a division of Samples Residential provides any and all services you may need.
